Prepare and repair
Cleaning, surface preparation, compatible priming where specified, seam treatment, and detail repairs establish the substrate. Coating thickness and application conditions follow the selected system.

The existing membrane or metal surface must be suitable for the coating system. Adhesion, surface condition, prior coatings, seams, flashings, and moisture all matter. The preparation and detail repairs carry much of the work that makes a coating useful.
Wet insulation cannot be made sound by covering it. Coating over trapped moisture can hide deterioration under a new-looking surface. Moisture assessment and removal of unsuitable areas need to precede a restoration decision.

A coating is not a substitute for blocked-drain repair, correction of low areas, or needed changes to drainage. The selected product’s limits around ponding water need to fit the roof.
Rooftop traffic, equipment service, future repairs, and inspection needs continue after restoration. Product and contractor terms belong to the actual system and work agreement.
Widespread saturation, weak decking, attachment failure, or a roof beyond reliable preparation makes replacement worth evaluating.
Drainage, insulation, equipment, or assembly requirements may be better resolved in a new system than carried forward under a coating.
